Australian Standard AS 3660.2-2000 stipulates that the building owner should ensure that inspections of the building are carried out at least 12 monthly by a suitably qualified Pest Control Technician, but more frequent inspections are strongly recommended.
Regular inspections will not prevent termite attack, but may help in early detection of termite activity. Early detection will allow remedial treatment to be commenced sooner, and damage to be minimised.

Termites are increasingly causing major structural damage to buildings throughout Perth metropolitan area, and striking fear into the hearts of homeowners.
Termites live in a central nest from which they forage over large areas. Contrary to popular opinion a myth is that they are attracted to their food source. This is not the case. They track at random through the earth and are blind. They find your house by accident!
Once a food source is found, worker termites strip and partially digest the timber before returning to the nest to feed the colony. Some colonies may contain over one million hungry termites, and the timber used to build homes provides a very attractive meal.
Attacking in large numbers termites can feed to the point of leaving only a thin timber veneer, and this can happen in a matter of months.
All our Visual Timber Pest Inspection Reports comply fully with Australian standards AS 4349.3 and will consist of examining any timber pest activity or existing damage found by subterranean and damp wood termites, wood decay fungi and borers. AS 4349.3, is a nationally accepted standard for timber pest inspections and reports, and our reports are extremely thorough and comprehensive.

We have seen it happen many, many times where someone has been forced to buy a property they would not choose to buy as a result of this Report, because there hasn’t been a clause to protect them in the Offer and Acceptance document.
Remember: the Offer and Acceptance is worded in favour of the Seller, not the Buyer.

We have also seen examples of the Seller having the option to have the termite problem ‘fixed’, so they can have it done as cheaply as possible as a temporary measure in order for the sale to go ahead. This has come back to bite the new owner, so please make sure you check the wording very carefully before you sign, and have a clause such as this:
"The contract is conditional upon the Purchaser/s obtaining, at their expense, a Visual Timber Pest Inspection Report (AS 4349.3) accepted as satisfactory by them within 14 days of acceptance of this contract. If the Report is not to the Purchaser's satisfaction the Purchasers may, at their option, terminate this contract by written notice, supported by a copy of the Report, to the Vendor's Agent prior to date of 14 days from Acceptance.
Whereupon the Contract shall be at the end all monies paid hereunder shall be repaid to the Purchasers without deduction."
It is also a good idea to try and specify a condition as to who you would like to carry out the Termite Management in the event that a Termite problem is discovered!
